Mold, water damage, roaches, bad customer service

We are not living there because it is unsafe, still have not heard from management. We are reaching out to lawyers to get out of our lease and to sue them! We just want a response and to get out of our lease so we can get a safe apartment!

We have had so many issues in our apartment complex that make it uninhabitable. I have been having several health issues because of the mold exposure. We have reached out to the apartment management and they keep ignoring us!!! It is unfair for us to have to pay rent if we are unable to safely stay in our home. They wont even address or try and fix the issues.

I explained my heath issues to management at boulder apartments and they are intentionally withholding AC during this hot season. I moved into an apartment that had fire damage human waste on the floor among other issues and I have photo evidence to show.

I complained of painting issue and they splattered paint all over my bed by accident ???

The manager and regional have not responded .

I will get straight to the point, and I would appreciate a verbal conversation at some point. I reported AC issues back in June. But let's quickly revisit my initial move-in, which was a nightmare with the duct tape in the fridge, human waste on the bathroom floors, etc. I quickly stopped placing work orders when I found paint on all my bedding, I knew that I would not get any further.

Courtney and I agreed, and I removed the post from the BH Corp website and the apartment community. I was stuck on an 18-month lease. I wanted to live at Birchwood after touring the model, and community, and the space was perfect. I love my apartment minus the maintenance uses which include the AC, bugs, and fridge and I cant use the cabinets because the wood is constantly breaking off, but I rather have Air Conditioning.

I need air conditioning and I need proof of what date the system was ordered and when it was delivered and or when it will be delivered.

I was told that my AC would be fixed on 8/10 and now 8/14, this started back in June and finally took a turn for the worse in July.

I truly believe that they are being intentional with not providing AC which is retaliation for the issue that arose at the move in the documentation will show, if I am wrong then I owe the team an apology right?

Lease Release for Deployment

Im deploying and girlfriend who is on the lease has already deployed. We both made this aware to the management team at our apartments months in advance so we could get as much information as possible and have everything go smoothly.

They told us dont worry about anything and just give them the orders whenever we get them and there wont be any fees or payments attached. I was waiting for my orders and was not getting them and was told we wouldnt be getting them until while we were gone. I went to go talk to the assistant manager who informed me I need those orders or a letter and its a 30 day notice. I explained the situation and that no one said anything about a 30 day notice or I would have came in weeks earlier and explained I still dont have my orders to see what can we do.

She told me a letter would work and I got that to her immediately. She told me in person that I was all good to go and I would owe somewhere around $650 December 1st for everything. Later during my pre move out inspection two days ago. The Manager came to do it and while talking told me there was no 30day notice because I was deploying and would be no charges or anything and to forward the letter to her and everything would be good.

I go in today Nov 29th because I wanted to make sure everyone was on the same page and everything was good and in order. They were not. The letter did not work even though I cannot get my orders of deployment/ training thats attached to it. So for the first time with two days left they tell me my girlfriends orders whos on the lease will work and would of worked any time for the 30 day notice which now is saying I need.

No one said anything about that months in advance when we tried to get everything in order. I would have done that Nov1st since I still didn't receive mine.

This is absolutely ridiculous and unacceptable that none of them could give me the information I asked trying to make everything go smoothly as possible and none of them were on the same page. They also out of no where are saying $1,781.67 instead of the original $650 ish they were quoting me first and saying before that there wouldnt be anything needing to be paid or 30 day notice.

8181 MED CENTER. Inadequate Maintenance, Poor Service, and Security Concerns

Excessive Maintenance Delays: It has come to my attention that maintenance requests in our complex are consistently subject to lengthy delays. The time it takes to address even the simplest of issues, such as plumbing or electrical problems, has been unacceptably long.

It is disheartening to see that the basic comforts of our homes are not being maintained promptly, causing inconvenience and discomfort to all residents.

BROKEN A/C IN SUMMER AND BROKEN HEATER IN FALL: we lost our unit's A/C for 4 days in the highest heat in summer in HOUSTON, TEXAS where weather was +86 and now in the coldest of this year -50 we did not have our heater. The management team has nothing better to do than say sorry for every single issue.

Rude Staff: I have had several encounters with your staff members who have displayed a disrespectful and unprofessional attitude. Treating residents with politeness and respect should be a fundamental principle, and it is disappointing to note that this standard is not being met.

Low Security Standards: Our complex's security measures appear to be insufficient and inadequately maintained. The broken gates have been a persistent issue, leaving our community vulnerable to unauthorized access and safety concerns.

We rely on the management company to ensure that our safety and security are a top priority.

several cars have been broken into in the past months since they failed to close the gates at nights.

High Fees with Poor Service: Despite the high fees we pay as residents, the services provided have been far from satisfactory. It is disheartening to see our hard-earned money being invested in a management company that fails to meet the basic expectations of its residents.

Been here three years soon im.a good renter pay my rent on time I don't like the price upgrade on my rent when I have not had any remodeling some what steep also I have a deposit coming back if I choose to.leave your office where I live said will get deposit back after I pay a professional carpet cleaner if I can't it comes out of my deposit that's so wrong because I have already cleaned my carpet with a carpet cleaner from super one foods and your maintenance guy told me if I moved they would ripped up.the carpet and put new so to change me a carpet cleaner bill about 130 dollars is very wrong to me if my apartment is clean when I move and no damage why can't I get my full deposit thats very wrong this company needs to care about people not making money

My back story- Resident from Dec 2021- May 2023. I moved to Tampa after I retired from the U.S.

Coast Guard to complete my educational goals. Being a disabled veteran, I did not request any special treatment from BH Management when I moved into the complex, as I was able to meet my obligations. After I completed my education and did not require to live in close proximity to the school, I notified Sabal Park of my intent to move as I needed to find a job and did not want to keep climbing up and down 3-flights of stairs every time I needed to leave. In my mind, limping into a job interview more than likely leaves a bad impression.
I was informed by the staff that I would be required to pay 2-months of rent to break my lease in order to provide Sabal Park time to make repairs and get the apartment ready for the next occupant.

began job hunting in Panama City in mid- May 2023. The staff entered my apartment WHILE I STILL HAD AN ACTIVE LEASE AGREEMENT to conduct the repairs and maintenance which they explicitly stated I would be paying for once I left. Also, I found out that they had another tenant for my apartment already lined up. They moved in on 10 June 2023.
As I felt it was unethical for BH Management (the parent company which runs the Summit at Sabal Park) to penalize me for trying to find employment and moving for medical and health reasons, I offered a counter of the amount equal to the days which was the apartment was left unoccupied plus any repairs needed which were not from normal wear and tear.

This counteroffer has been overtly ignored and the company has not acknowledged my objections to their unethical double dipping while trying to collect thousands of dollars from me while they already have a tenant for the residence.
BH Management LLC. whose annual revenue for 2021 was over $2.15 BILLION at The Summit at Sabal Park is literally attempting to penalize me for relocating for health and employment reasons while I am living in my camper searching for a job. BH Managements obvious disregard for their residents (or more accurately- prior residents) personal or professional well-being and I do not have the resources to legally contest these unethical tactics in court.

Finally, I afforded the company an opportunity to assess this review prior to posting (if youre reading this they still ignored my objections) without any sort of reconsideration or mediation.
If you made it this far and still are contemplating entering a lease agreement with this company RENT AT YOUR OWN RISK. In my most honest opinion, they are not an honorable company.

Management didn’t give a valid reason why the exercise rope or the boxing tower have been replaced. The rope has been work out for a couple of months, and no action has been taken.

Upon my lease renewal, I was promised garage number 144 which is in the building I live in at the Everly apartments. I was informed that my name was placed on a list. The garage has already been added to the lease. Assistant Manager Maria then removes it from my lease. Stating I didnt want it. Which is wrong. Now Im on a waiting list. I should have priority, seeing I have been at the apartment for 2 1/2 years.

Intimidating residents, bullying by yelling in their face, no witnesses, lies and deceit are the foundations by which Management functions. Quit Dumpster diving and hiring low rent employees who are very rude and unprofessional. They are disrespectful to PAYING TENANTS.

When voicing concerns of the community, you are asked if you want to vacate by Kourtney Leveringston(asst prop manager new- shes is horrible and rude),we are told to handle their job re: tenant issues, dog issues, parking issues, dirty community. These women are not friendly, have a hood attitude and refuse to acknowledge any concerns. The office is locked a lot of the time, and you can't even get them to answer the phone, either. This is Discovery at Mandolin (Tomball Parkway) they are running off residents and people are leaving.

REPLACE THESE girls! they are in their mid 20's running this place into the ground. Crest Management was so much better and the ladies prior were the reason tenants stayed. They left when BH took over and we got stuck with these rude girls.

They lie about emails and where they are if tenants look for them. WE CATCH THEM.

. tHIS community went from the prettiest friendliest and most welcoming place to the most low rent tenants and low rent employees-People move out by the week-these girls need to be fired.

False accusations

I am being accuse of having a dog in my unit and I just came back from complaining to them in their office and they are telling me they can not remove the fees I am being charged for false accusations and they keep telling me I have a dog in unit because maintenance said so and what I dont get is that I work from home and I am home 24/7 and no one has come knocking at my door and I am pissed off that I can not pay my rent because they said I have to pay for what I am being of accused for!!!where is your freaking proof of my having a dog when I dont have a freaking dog!!! Im not paying for something that I dont even have or own!!!why am I going to have to pay late fees for something she is telling me can not be resolved until Tuesday!!!

Im not paying for false accusations!!!on top of that they never communicate with you!!! Never!!! To have a service done here it takes months after months for it to be resolved!!! One time they only left one letter of a dog gate and was charge a fee of 25$ for putting what they think is a dog gate on the patio!!!

I dont have a freaking dog!!! The reason why I had to put that gate of having allergies towards cats and since this complex is infested of cats they do nothing about it. They have pissed on the patio leaving a bad order and me and my husband had to do every possible to get rid of that smell and they do nothing. Its to keep cats away and I have proof and pictures of neighbors around feeding theses cats and I brought it up to their attention and nothing is resolved I even have photos of dead kittens left on my patio and reason for me to blocking out my patio!!!

I am paying for almost over a year for valet trash and I get charge every month for that and they still have not gave me my trash can for the valet trash and Im being charge for that too when I never have access too since I was not given a bin for almost a year!!!

They keep saying new key fobs are being distributed to us to access the pool and I still have not received mine. Im really pissed and am really close to having this issue escalate more than what it is because nothing is being resolved.

Disappointed apartment

I moved in yesterday September 23rd at the Phoenix location The heritage l was very excited to move in with my partner however, move in isn't till 3pm which I understand they have to clean but Crystal the manger was nice enough to let us move in earlier. By the way, the staff are very nice, they answered majority of our questions.

However, our apartment was not nice AT ALL. There is a laundry list of things that must be fixed. Let me start out by saying that the model that they show for the apartment is not the same like the flooring and counter tops are different which suck because we loved the marble counter top and the light flooring I wish they could of be courteous to tell us which one we will get. On top of not getting what we loved the most about getting the apartment there is lots to be fixed they is SOOO many chipping they dont properly fix things they just paint over it or just leave it chipped.

The picture will speak for itself I will take to management Monday but the fact she did a wall through and thought was okay for us to move in thats not okay. I rather them tell me that its not ready and need some fixing.

BH Management - Unfair Fees & Charges

I am being charged with fees for internet & cable that are not agrees upon in my lease. BH tried to get me to sign a new lease with additional charges 3 months after signing my current lease and I would not, so now they won't accept my rent payment unless I include all of the charges that are NOT INCLUDED IN MY LEASE!

They are doing anything they can to get more money from me, including trying to convince me I am unable read & understand the lease that I signed.Do not rent from BH unless you are a lawyer because it is a battle trying to received fair & ethical treatment.

BH has no integrity & couldn't care less about the residents. It's all about the benjamins with them.

Worst Maintenance in Lgact At Foxvalley aurora il

I want to bring it to your notice that Myself & family is undergoing with mental pressure due to the maintenance issues faced from Oct 4th.

Here is the summary of the tickets created:

Oct - 4th : Created ticket for fixing the hot water issue --> Maintenance Team trying to fix something but it didn't work (it worked only for couple of days till wednesday evening).

Oct - 6th : Again created emergency ticket for hot water issue --> Maintenance Team try fix something but it did work just for couple of hours.

Oct - 7th: Again created emergency ticket for hot water issue --> Maintenance Team try fix the issue with replacing valve but that didn't work and created new issue that GAS was leaking.

Oct - 7th : Evening : Again maintenance team came and trying to put some SOAP to stop the leak but it didn't work.

Oct - 7th : Night : Whole night we monitored and found that again the GAS was leaking.

Created emergency ticket for the GAS leakage as well on Oct 8th Morning.

Oct - 8th: Ticket was created for GAS Leak. The heater was stopped in the morning after NICOR team confirmed that GAS was leaking. There is another maintenance people came and trying something.

Oct - 8th - NO SOLUTION YET.

Impact Due to the above issue not resolved for so long:

MYSELF & My family was undergoing with mental pressure of struggling a lot at home without hot water from past 4 days and keeping KIDS safe during outside temperature is cold.

We were unable to prepare food due to maintenance team working next to kitchen.

All our plans for whole WEEK & WEEKEND CANCELLED.
