Many violations by residents have been reported through the resident app and management fails to follow through to ensure the correction. The contract has very detailed restrictions, but regulations are not enforced. Management "may" send a resident the request to correct, but there are no follow up inspections and any additional reportings of same violation by same resident have been ignored. Many units have patio and balcony violations such as mops, buckets, trash cans, a sofa, shelving unit, bicycles, piles of children's toys, recycling bins, laundry drying shelf, boxes, inflatable toys, trash bags, etc on the patio/balcony. Many cigarette buds and dog *** on lawn. Months later the majority of these items are still on the patio/balcony of the reported residence. A staff member eluded to if it cannot be seen by them, there is no problem. Another office staff reported they will "address as we see fit".

Fire safety: see AL law for apartments and grills.

Currently Building 100, unit 105 continues to use a large grill (all 4 legs) on the patio, under the above wooden balcony. The grill is within 4 feet of the wall and 2 feet of a support post. Grilling on May 16, 29, 30 also July 3 and now Feb 27. All reported in app on the day of each grilling. Management advised me to just call police. In July 2021, Police stated not their duty, management just does not want to handle/address the problem and is in breach of contract. Police also stated management is failing to ensure the safety of residents by not controlling this.

The swimming pool has been closed since Sept 2020. Approx.1 month in 2021, it was opened but quickly turned green due to lack of maintenance then it was closed. Management sent emails citing vandalism to the pool resulted in closure.

The mailbox area has 2 large trashcans that the residents dont always use. Lots of discarded or dropped mail on the back of mailboxes and around the cans. I have picked up trash several times. Also, doors to mailbox left open many times, leaving mail unsecured. Office responded not their issue, postman was not securing door.

There are traffic security cameras at the entrance and exit of the security gate which is rarely closed. The Woods of Hoover is the only complex with cameras at the entrance, but the gates are open at each complex. Why cameras here? Why pay for a remote for entrance to a gate that is rarely closed? Anyone can drive through, which is probably what happened when the young man was murdered while in his car.

Parking: Must be an issue since residents park in handicap parking spots without the required plares or placard. Also parking is not monitored so anyone can drive through the open gates and leave a parked vehicle here. I saw resident's friends leaving vehicles parked for weeks at a time. Visitors also are not couteous and careful enough to make sure they knock on correct doors. Valet Living is the required trash pickup service and many times the trash was not picked up though all the guidelines for trash pick up were followed.Once,when tbe Valet Living manager came to pick up missed trash , he did not just grab the bag and leave. The manager was inspecting an item at the resident's door. All he had to do was pick up the bag and keep walking. He took the time to linger and inspect. When asked what he was dojng, he said he was curious about thecitem, had not seen something like it before. Very *** VL is only supposed to pick up 1 bag of trash placed in the provided can outside the door. Trash bags are left out (not in the can) for days without pickup. Management has now notified me not to report violations. Do not take pride or measures to maintain the cleanliness or this complex. I have been asked just to wave at residents and property manager insinuated I was walking around looking for things to report. Maintence and staff seem to be driving or walking on the grounds but seem to never see any violations or safety concerns. If they maintained grounds and enforced regulations, all the violations would not be seen by me while walking the dogs. In fact, I only reported after 3 weeks to 1 month of seeing it and it remained unsightly or unpleasing. I pay rent for a safe, clean properly maintained, as the contract indicates. They send emails that they want residents to report violators but only seem to address the concerns they want. They send emails that they want the grounds to be visually pleasing and residents to feel safe.

At some times, in summer, sitting outside on balcony was unbearable due to the stench of trash. Many times throughout the year, there is the stench of marijuana outside and a few times inside my apartment. Candles are not permitted, I use a diffuser to combat the smell.

Several times, I was followed by a male neighbor while I walked the dogs in the parking lot. He was watching me. I also overheard this neighbor ask the UPS man to let him see my deliveries.

I am fairly certain that the door lock is not changed between tenants; there is a ?($75maybe) charge for this basic security need. Someone, not maintenace, has entered my unit twice ( at minimum) and left an item behind.

Maintenance: I reported air conditioner not working in March 2020. They claimed due to exterior temperature and it is documented in contract they do not have to repair until exterior temperature reaches above a stated degree. They will not consider the temperature inside the apartment, cooking raises the interior tempature but this is not a factor for repairing a/c. This portion of contract was adhered to; somehow my maintence request for a/c repair got deleted when it was ovrr 30 days. I had to call to inquire and they reported they put me back on thevlist according to date initially reported. This was not fixed until the middle to end of May.

I reported a burner malfunctioned on the cooking range..in November 2020. It is still not fixed, no one has come by to test. They called on a Friday to report maintenance will be at apartment soon. Maintenance never came by and did not provide a courtesy call to advise not coming. Ticket was closed by office as resolved without anyone speaking to me or fixing the problem. Not the first time a maintenace request that was older than 30 days was closed without repair being completed.

Noise: I can hear the neighbor snoring and clearly hear conversations of neighbors out on the balcony/patio or in breezeway while on the phone. I dont have to be outside to hear this.

The large dogs upstairs are constantly barking whener someone gets out of their vehicle or walks by. The neighbor seems to stomp up and down the stairs, causing a great amount of noise. People are moving, so the pounding of heavy items going up or down stairs are unavoidable. The above neighbor stomps through the apartment. It sounds like the neighbors slam their doors shut. The vehicles do not adhere to slow driving speeds in the parking lot and the noise of large trucks and sports cars are often heard, throughout the day.

The interior of the apartments are as nice, as advertised, though not properly cleaned. There was at minimum, an inch of dust when I first changed the air filter. There was also a very thick layer of dust on the rail above the vertical blinds and on top of kitchen cabinets. The mold concern is at the windows. If the windows are not cleaned, regularly, black mold grows. The front door has a large gap, creating a higher heating and cooling bill. I cut up a cardboard box and filled in the space. Management changed the toilets to low water useage ones which do not properly flush. I spend more money on cleaning supplies and more time vleaning the commode now. There is not enough water in the commode.The refrigerator temperature has to be adjusted often. The back of the refrigrrator freezes food, while the front is at the appropriate temperature but at times reaches 39 to 42 without the door beeing opened. (I bought 2 thermometers with external probes to assist with food safety management due to health concerns that arose after moving here).

Food and grocery delivery here is not smooth. Many times deliveries are left at incorrect buildings or doors.

There is no tornado shelter here.Office suggested laundry area, bathtub, or drive to the mall, which is close by car. No public transporation at this complex, if that is a need.Can pay for car service.

At renewal: Renew lease or pay approx. 300 more per month.

If they are offering rent free months...take that as a flag. Proceed with caution.

I live in a Gated Community Managed by BH but the gates has been non-functional for over 3 1/2 years!! The Maintenance Staff is Excellent the BEST thing they have going!!

The bath tub has been resurfaced four times in three years and still not repaired correctly.

After five years, six different office managements, $190 rent increase, days a month without water; I can get a house. F BH Management and the lazy people they employ. This property takes government assistance yet the government in TX won't ensure this property is livable. So my money and tax dollars pay to live is questionable overpriced apartments.

Move - Out Statement

We rented a 2 bedroom apartment for 2.5 years. We had to move because we got our own place.

But a month after we moved, we got a move-out statement of almost $1000. They said we damaged the carpet, the ice machine in the freezer, and some other issues.

My husband and I took care of the apartment at the house. We vacuumed weekly and kept a clean home. The carpet was not new when we moved in and we used it with care resulting in regular wear and tear.

We told them its not fair to have us pay for a carpet change.

They are not willing to adjust the charge. It is unfair to have tenants pay for carpets that are used with reasonable wear and tear.

Please reconsider before you sign a lease with them.

For starters they jacked up the rent $200 which is unheard of and absolutely ridiculous then they make it to where when you pay rent you can't use two different payment methods you have to use one payment method which is also ridiculous and then they charge a $32 service fee after that which before was $5 I would definitely recommend not renting an apartment from this place

When I first applied I was told the bank statements were enough. Then someone else took over handling my application, however they did not contact me.

I had to call and ask the status of my application. We dropped of some paperwork and another person said the bank...

The Property Ive applied to is not accepting 6 months of bank statements and a bank certification letter to prove my eligibility for the low income housing I am applying for. She said I have to fill out a specific form, however to do so I'd have to travel out of my means 3+ Hours (which I cannot afford.

Hence, the low income housing) and that is literally not possible. My roommate who also applied did not have to go through so many hoops as they simply accepted the bank statements. We paid the $150 to at least be fairly considered instead of having our applications canceled.

Park at nine23, the property in question, is refusing to work with us on this issue. IF my application gets canceled due to things outside my control (i.e, not having a local bank) even though I have provided all I can (statements, letter from bank manager) I will contact my attorney as well as HUD to notify them of these practices.

Property issues

Been without gas and hot water for two weeks. They are not taking it as an emergency situation. I've only seen workers out here two maybe three days. We received no notification til a week later. There is no urgency with fixing this issue, no concern from anyone in the office.

I receive a closed maintenance request when there's no work done. I've put request in for the following issues(see pictures) and this is going on a year

Rent increase

While I enjoyed living at Vale,OP, KS I could not afford a $368 per month rent increase. My original lease amount was $1819, I was offered a renewal lease for $1999 in January, 2022.

In March of 2022, my renewal amount changed to $2180. The assistant manger could not explain why it increase so much. The manager was not really sure how to explain it, either. What I understood from the manager, is that rent is calculated on your renewal date, partly by how many apartments are rented.

So I assume the change from January to March was because several people moved out between those dates. A tenants renewal will be based partly on how many vacant apartments there are on the date of the renewal. This means two things to me: 1) a three bedroom apartment with the same features next door to an apartment with the same exact layout and features can rent for a substantial amount more, just according to how many apartments are rented at the time.

2) there will be no way to predict your next renewal amount, until it is determined how many vacant apartments there are. Just make sure this is explained to you in advance.

What's going on at City Parc at Keller???????

May 12,2022 Note on door states leasing office closed today at 12:00 pm and on. What's happening??? No email sent out to renters. Landscapers did not come Monday, May 9. The week before they did not mow in front of Bldgs 6&7. Nor my fenced in yard. This place is going downhill!!! Dead shrubs not replaced since severe cold week. Why???

Huntington Chase Apartments Issue

Ms. Ryan is trying to charge me an extra months rent, claiming I MUST provide a 60 day notice, however shes been unable to provide any evidence to support her claim.

I provided her a copy of the lease agreement my son and I signed for an initial term beginning on 9/30/2021 and ending on 2/27/2022. I provided her a copy of lease I signed, which clearly states in paragraph 6 Either party may non-renew and terminate this lease at the end of the initial term by giving a written non-renewal notice prior to the end of the term. It later states a 30 day written notice is required to end the initial term or any renewal or extension period. I thought all was good.

I noticed I had a bill on 5 March for move out fees of $39.50, so I paid them resulting in a zero balance due. They yesterday 9 March, Ms. Ryan emailed me a statement with a balance due of $1,252. She charged me an extra months rent and it states Relet Fee - Only gave a 30 day notice.

I called her and she still agreed that I MUST give a 60 day notice. I again asked her to tell me where in my lease it states that. All she would say is You signed a lease. Absolutely and that lease requires a 30 day notice and I read the section to her again.

She didnt care. I told her I was not paying for an extra month, my lease only required a 30 day notice. She hung up on me and still wont provide evidence that supports her claim. I then received an email BH Central Billing Team.

I looked at the bill and it states a move out fee. Wow, thats proof Ms. Ryan knows shes wrong, she changed the changes from a Relet fee to a move out fee.

Can you please get this bill removed. I have also filed a claim with the BBB, contacted my own lawyer, and have tried to contact her regional manager.

Bh management bought the property Stopped fixing things like the gate. When I left I asked to do a walk through. They said no need just turn in the keys , I figured because I was a tenant for 12 years. Nope I got a Big *** bill from collections, I was never late with rent. They charged me for the 26 days they said I owed them for rent and of course that had fees. Why would you not tell me about this not one bill came to my forward address but collections called with their Lawyers.

I moved in January 13th and moved out on Jan 15th. This place is a high priced ghetto.

Was told by Yesenni, one of the slumlords, that the property was ready. I asked for a 1 bedroom but Yesenni, told me she had a better deal for a 2 bed and bath for 1067 + water and trash bring it to 1160 a month. She showed unit 136. At first glance it appeared to be ready.

Moved in and turned the heat on, but it never got hot and ran and ran. Took a shower and the water got cold within 6 minutes and I was furious. Informed slumlords the next day because they said no heat or air and no hot water is an emergency. Had to go back to old apartment for a heat for 2 days and because I threatened to break lease they came out and tried to convince me I had heat just because it was blowing heat in the kitchen and not the other 4 rooms.

Also, the first night I moved in, a *** nasty neighbor in 128 opened his patio blinds and started having sex in his window. I can't get over that and that me feel so unsafe. Told slumlords and they didn't seem surpised. Floors were squeaking badly and toilets are made for midgets.

Stay away form BH management. Rip offs and will lie with a smile.

I've had nothing but bad experiences with BH management since they bought out the apartments I live in. They have unethically billing practices From real estate taxes to valet trash service to 5 dollar fees for packages.

I've tried dealing with the leasing office, but they are not qualified to even answer phones, so I tried corporate, and it's been 5 months with no return call or email! At this point I'm looking up the owner who is Harry Bookey but of course he's impossible to contact. I feel taken advantage of and mislead with this company. I've had zero customer service or professionalism, and at this point they are no different from a slumlord.

Do not rent or even attempt to have business with BH management, they will overcharge and never complete a task or resolve any issues... I'm still waiting!
